Please remove all trash and food from the home. You will be charged an extra cleaning fee if the home is not returned in the same condition as received. We will provide you with 2 garbage bags per stay. Garbage bags need to be closed and placed in the garbage container with the lid closed. The garbage container is located outside the front door. No loose trash must be left in the container. Valet trash picks up garbage daily before 9am. All garbage must be placed in a garbage bag and must be tied. If any loose trash is left in the container, cleaners will take a picture of garbage bin upon guest check out and guest will be charged $100.00
Please remove all food/drinks from fridge and cabinets. Please rinse and place dirty dishes, cups, pots, pans and silverware in dishwasher. Please do not use metal utensils on pans as it will scratch up the Teflon. Use only plastic utensils when cooking. A $25 fee will be charged if any pot or pan is found scratched.
Please check for personal belongings (especially phone chargers) If any items are left behind, cleaning is instructed to throw items away.
Please take shoes off before stepping on carpet. NO FOOD OR DRINKS PERMITTED IN CARPETED AREAS. $200 charge for stains.
A Maximum of 2 cars allowed per stay and vehicles must be parked in the 2 designated parking spots directly in front of the home.
Only plastic plates, cups and silverware allowed in pool area.
Only service animals will be permitted and requests should be accompanied with service animal documentation.
Owner Approval must be given prior to rental. $500 Fee will be charged for non service animals and you will be asked to leave.
$300 fee will be charged if home smells like smoke. Smoking on patio with door closed is permitted.
If police are called out to the house for noise or party related complaints, Guest will be charged a $200 fee. Small birthday gatherings are allowed. No more than 15 people permitted.
$100 late check out fee will apply without request/approval.
Please bring your own wash clothes. Do not use towels to remove make up, grease etc.
$20 charge for each towel that is missing, stained and or damaged.
$50 charge for any missing, damaged or stained bed sheets, pillow cases or comforters.
If any accidents occur on the bed, please notify me. Do Not Remove The Bed Covers!
All interior and exterior furniture must remain in its place. $200 fee will be charged if any interior or exterior furniture is moved from its original place.
Pool may be heated for an additional charge of $50 per night. Please give as much notice for pool heat as possible, as it takes 24 hours for pool to be hot.
Gas grill may be available for $50 per stay.
Please text me the full names of all guests and visitors over the age of 18 years old to my cell in order to be able to come in the gate. Some resort locations offer a QR code to guests who provide phone numbers. If you wish to have a QR code for gate access, please provide every persons name and number.
I will reach out to you via text the day before or morning of check in with the access codes for the home.
Please Check The Home Upon Arrival. Take Pictures Of Anything Broken, Damaged Or Missing Like Tv Remotes. And Send To Me Via Text So That You Are Not Charged After Check Out. Upon Check Out, All Doors And Windows Must Be Closed And Locked And Ac Must Be Set To 78 Degrees.
You Will Be Charged $25 Per Missing Remote And Or $25 For Each Door Or Window Left Open And $25 For The Ac On Any Number Other Then 78.
Please be aware that a starter kit of complimentary toiletries will be provided for your stay. Any additional supplies must be supplied by the guest.

This amount shall be refunded 48 - 72 hours after the guest checks out of the property and an inspection is made by the Landlord. This security deposit shall be used to cover any damages to the property as necessary or any major difference in electric cost associated with either keeping the AC very cold or keeping the heater on.
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before
check-in. No refunds for cancellations made within 7 days of check-in.
